Gorgeous 1170 Ha Game or cattle farm in the Dullstroom region

This beautiful 1 170 ha farm is set in the mountainous area near Dullstroom Mpumalanga approximately 250 kilometers from Pretoria and Johannesburg. Boasting magnificent flowing rivers, waterfalls, and fishing dams alongside expanses of undulating hills. The farm falls into the mist belt biome and has an abundance of water including two natural springs. There are walking trails and gorges up into the mountains, home to many tree ferns, and the grasslands are home to shrubs such as indigenous proteas, heather, and an abundance of wild flowers. The water flows permanently feeding into the seven dams and water holes for cattle. This natural source also supplies water to the houses, staff housing and sheds. The farm is run as a cattle farm, with a medium herd of Brahman cattle, as well as medium herds of Beefmasters and Simbra cross. The farm is mostly sour veld, with various grazing camps of kikuyu, white and red clover, and a mix of rye grasses.  The boundary is fenced with game fences, and the internal fences on the farm are mainly Bonnox and barbed wire cattle fences.  Wooden pole fences are used in the areas close to the housing and the sheds. The farm is income generating, mainly from cattle breeding and large forests (pine and eucalyptus). Wild game run freely in the more mountainous areas, including zebra, rhebuck, blesbuck, and duiker, to name a few.  There are four horses which are kept for horseback riding. The seven earth dams are stocked with trout and bass. The farm has a vast history; evidence of famous Long Tom canons from the Boer war that were set up on the mountainous ridges of the farm. The very old road (used by the ox wagons and horse-drawn coaches) is still visible winding up through the farm. The cottage  was a stop off along this road for long distance riders and horse drawn carriages to exchange horses during long trips. The farm is being sold as a going concern and is vat registered. There is much potential to expand this farm further into a magnificent wedding venue, and/or a B&B offering walking and cycling trails, fishing, bird watching, water sports, and horse-riding activities to name a few. The farm is currently run under the excellent management of a full time manager, and the staff complement is made up of 5 farm labourers, 1 gardener, and one domestic worker for the 3 houses. There are no loose assets nor any cattle included in the asking price but buyers are welcome to negotiate a price on the loose assets and cattle should they be interested. This is really a magnificent property in a beautiful setting and an opportunity not to be missed. There is registered water rights on the farm for irrigation which is currently done by gravity feed from the natural dam at the the top end of the farm with no electricity cost as the water pressure is enough to do irrigation.
