Benguerra Island

Benguerra… one of Mozambique’s islands is possibly as close to paradise as any of the exclusive, remote, rich yet understated exotic locales of the world. Surrounded by blue azure sea and white sandy beaches, its rich, unspoiled nature boasts a range of flora and fauna. Over 100 species of birds among other wildlife had the island declared a national park. As you arrive by boat or helicopter, the sound of the waves on the beach, the birds, and the palm trees instantly bathe you in a blanket of tranquillity. The atmosphere is magical and swiftly disconnects you from the working world and places you into the quietude of nature.

The Villa

The main entrance to the villa is situated at the back; the architecture opens itself towards the front and out to the beach and blue beyond. Handmade terracotta tiles cover the steps and columns, and the roughly stripped timber roof over the front doors allows in dappled sunlight. Situated in the heart of the home is the lounge, with a bar and teppanyaki-style hob for occasions that require cooking alongside entertaining. A beautifully handcrafted dome with perfectly lined up clay bricks is the focal feature. All this reigning over a day bed, a perfect space for an afternoon nap.

The dining room that leads off this space also promotes a siesta air, with full height folding doors on both sides facing the sea and the tranquil courtyard. The beautiful architecture leads us on to the four bedrooms, all with en-suite bathrooms. Each room has a lounge seating area with Moroccan chairs, handmade rugs, and side tables, while the bathrooms boast beautiful free-standing copper baths and mosaic outdoor showers. Showering while looking out to sea is an experience not to be missed!

Cost Structure

The villa is built on a piece of land which is part of a share block owned by a company. The company is divided into shares, of which each share owns an individual piece of land (asset) in the share block, and a villa (if built already). It is this 6.4% share that is for sale. This 6.4% share is owned by a company which is what is being sold. Ie: a company is being sold that owns an asset, being the villa and the land it is on. The company owns the rights and title to the site.

The villa is currently managed (upkeep, staff supervision, etc) by the nearby lodge run by an internationally renowned company. However, it is the choice of the owner to manage it themselves if they so choose.

Mozambique Property Ownership

The lodge is the licensed tourism service provider, and the villa can be joined to the reservation pool scheme with the lodge; so the investor / villa owner has the option of a return on their investment whilst at the same time having an exclusive holiday option on a tropical island paradise.

The Mozambique government renewed their legislation in 2007, to provide the investors / owners the rights to invest in the Mozambique leisure property market, which gives them the right to occupy and benefit from the land to 2060 with the option of renewing it for a further 50 years and further (ongoing).
